TWO PRIME CAHUITA LOTS
A few meters from the main
entrance to Cahuita National Park, at Kelly Creek, a narrow
road zigs and zags past a few houses and small hotels. Most
visitors don't believe that it could possibly lead
anywhere, so it sees very little traffic. However, the
zig-zagging road soon turns into a beautiful lane roughly
parallel to the border of the National Park. The lane has
no name (only one street in town does, in this country
where the streets
have no name), but the locals sometimes refer to it
humorously as "The Barrio of the Rich and Famous."
As far as we know, no one rich or famous owns property
along the lane, but it's easy to imagine why it earned this
nickname. Until recently, there was no road through this
lush area on the Park's fringes, and the little zig-zag
portion is still shown as a dead end on most village maps.
When the original property owners decided to subdivide the
"finca" and build a lane through it all the way to the main
highway, a lovely neighborhood was born, probably the most
desirable neighborhood in or near Cahuita. Because of their
beauty and prime location, and the fact that they are fully
titled, properties along the lane command some of the
highest prices in the area, above even most beach front
property. (Costa Rica's Maritime Law
generally prohibits private ownership of property within
200 meters from the sea, and very few "owners" of beach
front property along the Caribbean have anything more
than a tenuous "right of occupation" for their land.)
However, even "high" prices here are a fraction of what
you would pay on the Pacific coast, where Costa Rican
tax authorities recently determined that selling prices
of land in two popular destinations now range from
$150 to $240 per
square meter. As the influential International
Living magazine now states: ”For those looking for
early-in
real estate opportunities, we suggest you explore
Costa Rica’s Caribbean coast.”
The original zig zag portion of the lane still is something
of a jumbled mess, but the new part where these lots are
located remains simply gorgeous. The only construction so
far -- two small groups of rental cabins and one private
home -- all have been designed to make a minimal footprint
on the land. Property owners along the lane are aware of
the land's uniqueness, and of its importance to the ecology
of the Park.
We are offering for sale two of the most beautiful lots
along the lane, both of which are fully titled, at
just reduced
prices (only $50-$65
per square meter - less than $5 per square foot.)

are a just very short stroll to either the National Park's
main entrance at Kelly Creek or the village center.

The first lot, measuring 2606 m2 (28,046 square
feet), is offered with a recently issued building permit
for a 140 m2 (1507 sq. ft.) custom designed
home, carefully located to spare all of its beautiful
trees, which form part of the "monkey corridor" extending
from the Park. A complete set of approved architectural
plans, which can be modified at little or no additional
cost, is also included. And, in case you don't know, local
craftsmen can build a home to European or North American
standards including beautiful custom
woodwork for under $50 per square foot (for
comparison, a recent New York Times article pegged
building costs on the West Coast of Florida at $175 to
$200 per square foot.)
The second lot of almost a full acre (3606 m2)
would be perfect for a secluded private residence, a group
of rental cabins, or any ecologically sensitive business
since it fronts the lane and is close to the main highway.
